The threat of rain early Saturday morning on the first weekend of February 2008 did not dampen the joyous atmosphere of the more than 200 community neighbors who showed up for the inaugural opening of their new park in Torrey Highlands.  Located conveniently in the middle of the Torrey Del Mar community, east of Carmel Valley, the 5 acre multi-use park was officially opened by city officials, including the city of San Diego Major Jerry Sanders, District One Council member Scott Peters, and Parks and Recreation Director Stacey LoMedico.  The city provided snacks, beverages and music for the occasion.  The park features a multi-purpose play ground, picnic area, walking paths, half-court basketball, and a large open grassy area.

“I’ve been waiting for this park to open all my life,” said 6 year old Evan Buckland, who lives in the community with his parents.  He was invited on stage by Major Sanders during initial presentations, much to the delight of the crowd, expressing the sentiment of many who live there.

Anabell Skripek and her family walked across the street from their home to share in the festive atmosphere.  “Most of us who bought homes in this new community 7 years ago were told that the park would be finished within a year or two.”  Concerns over land usage, park design approval, and soil issues were some of the factors that caused the delay, according to Council member Scott Peters.  He praised and congratulated members of the community who worked tirelessly with the local planning board and the city to insure the park opened ahead of projected time, in spite of the challenges the park encountered along the way.  As a neighbor who volunteered to facilitate the work on the park, Karen Woods expressed confidence that the new park would add value to their homes and build strong neighborhood cohesiveness.

Pardee Work Site

Pardee Work Site

San Diego, CA -- One hundred and eight single family homes and twenty one multi-family affordable housing units are planned for the lot located across from Westview High School. Pardee plans for the homes to range in size from approximately 2,000 sq. ft. to 3,000 sq. ft.—similar to their Soleil project in Pacific Highlands Ranch. Pardee Homes has cleared and grubbed the site in preparation for building. According to Karen Kosup, Senior Land Development Manager for Pardee Homes, they are awaiting building permits to be issued from the city before they begin grading the site completely.

The project has been delayed due to an environmental ruling that has stalled the Rhodes project located on the south side of the SR 56 at Camino Del Sur. Because of the environmental ruling the Rhodes project is not able to proceed at this point in building the Camino Del Sur connection into Park Village. One of the conditions for Pardee Homes to proceed with their project is the building of that connection. Pardee Homes is working to have that particular condition waived so that they may proceed. Kosup stated that could come as soon as next month or as long as several years.

A swimming pool can be very dangerous for children. If possible, do not put a swimming pool in your yard until your children are older than 5 years. Help protect your children from drowning by doing the following:

  • Never leave your children alone in or near the pool, even for a moment. An adult who knows CPR should actively supervise children at all times.
  • You must put up a fence to separate your house from the pool. Most young children who drown in pools wander out of the house and fall into the pool. Install a fence at least 4 feet high around all 4 sides of the pool. This fence will completely separate the pool from the house and play area of the yard. Use gates that self-close and self-latch, with latches higher than your children's reach.
  • Keep rescue equipment (such as a shepherd's hook or life preserver) and a telephone by the pool.
  • Do not use air-filled "swimming aids" as a substitute for approved life vests.
  • Remove all toys from the pool after use so children aren't tempted to reach for them.
  • After the children are done swimming, secure the pool so they can't get back into it.
  • A power safety cover that meets the standards of the American Society for Testing and Materials (ASTM) may add to the protection of your children but should not be used in place of the fence between your house and the pool. Even fencing around your pool and using a power safety cover will not prevent all drownings.

Remember, teaching your child how to swim DOES NOT mean your child is safe in water.

Why should I use an agent to purchase a new-construction home?

The advantages of having us help you purchase a new home are the same as those for purchasing a resale home. We can provide you with valuable insight into the new construction industry, help you find the perfect home quickly, and then provide you with expertise in contract writing, negotiation, and closing assistance. The builder has a professional real estate representative who watches out for his or her best interests, and you need and deserve the same expert representation watching out for yours.

Buying a new home is a little more difficult and time-consuming than buying a resale home. We can professionally guide you through this process. Having spent years working with builders, Gore & Associates has a rapport with them and a database of information about subdivisions, floor plans, etc. Gore & Associates is also very familiar with new home warranties and the nuances of the builder’s purchase contracts and various home inspections.

It is very important that your interests be professionally represented when you are entering into a contract for a semi-custom or a build-to-suit home. These transactions are complex and the contract details must be exactly in order to protect you and to ensure that you get exactly the home you want!

And when it comes to the home inspection, we will explain to you why it is essential to hire an independent home inspector to thoroughly inspect a newly constructed home.

Are there any advantages to not using an agent to purchase a new home?

There is no financial advantage for you to buy directly from the builder. Builders have a “single price” policy, meaning that you will be charged the same price whether your interests are represented by an agent or not. Just as in any resale, the seller pays your agent’s fee. Most builders will make you give up your right to representation if you visit their model homes without an agent on the first visit. Therefore, please call us if you would like to look at some models homes, so you are given the representation you deserve!

Preventing fires is an important part of fire safety. In the United States, cooking is the main cause of home fires. Cigarettes are a big risk too -- they are the leading cause of fire deaths. Here are some fire safety do's and don'ts.

  • Don't leave the stove or oven unattended when they are on.
  • Don't let children use kitchen appliances unsupervised.
  • Don't smoke in bed.
  • Do make sure your smoke alarms work.
  • Do have fire extinguishers on every floor and in your kitchen.
  • Do have an escape plan.
  • Do make sure your electrical appliances and cords are in good condition.

Your Smoke Alarm Checklist

The Smoke Alarms in My Home...

  1. Are installed on every level, especially near sleeping areas.
  2. Are tested once a month.
  3. Have their batteries replaced with new ones at least once a year.
  4. Are vacuumed over and kept free of dust.
  5. Have their batteries replaced and are retested, should they start making a "chirping" noise.
  6. Are replaced with new smoke alarms every 10 years.
